Stucco Weep Hole Screening

Almost every home in Chula Vista is stucco over a weather-resistive barrier, and almost every one of them has a row of small openings along the bottom of the wall, just above the foundation. Those are weep holes or weep screed, and they are supposed to be there — they let moisture that gets behind the stucco drain out instead of rotting the framing.

Why This Is a Local Problem Rather Than a Universal One

The weep line gets screened rather than filled, because Rodent Control Chula Vista is not willing to trap moisture in a wall to keep a mouse out of it.

Where a house sits on a raised foundation, the weep line is well off the ground and reaching it means climbing. Where it sits on a slab — which is most of the housing built here from the 1980s onward — that line is a few inches above soil, mulch or a planting bed, and a mouse can walk to it.

Anyone who offers to fill them should be asked what happens to the water.

We screen them

The right answer is a fine stainless or galvanised mesh fitted into the opening — small enough that a mouse cannot pass, open enough that water still drains. Fitted properly it is nearly invisible from a standing position and it does not interfere with the wall doing its job.

We fix the grade while we are there

Screening a weep hole that is buried under two inches of mulch achieves very little. Where the grade has crept up we will tell you what needs pulling back, and by how much, so the screed is clear and doing what it was installed to do.

The Rest of the Foundation Line

Weep holes are rarely the only opening at that height, so the visit covers the whole line. Utility penetrations — water, gas, electrical, low-voltage — are the next most common, and on tract housing they are frequently sleeved and never sealed. Hose bib penetrations. Dryer vents with a failed or missing flap. The gap under a garage door where the seal has hardened and shrunk. Expansion joints at a patio slab that have opened up.

All of it gets closed in materials that hold: mesh, hardware cloth, metal flashing and a proper sealant. Not foam, which is chewed through, and not steel wool, which pulls out by the strand.

What This Is Worth

Screening the base of a building is unglamorous, invisible work and it is the single highest-value thing you can do on a slab house in this city. It is also the part most often skipped, because it takes a slow walk around the entire foundation on hands and knees and it does not photograph as impressively as an attic. It is what makes the difference between a house that stays clear and one that keeps refilling.
